2. Representing a Buyer at Auction:

Schillig Real Estate and Auctions welcomes Broker participation and offers a 3% co-op to Brokers representing a buyer. Since each Auction can be different than another, the terms may be also. Contact us for details. 

A prospective bidder that has previously been in contact with Cynthia Schillig, Schillig Real Estate and Auctions, Coldwell Banker or the Seller concerning the subject property will not be eligible as a client for any Broker or Salesperson. Buyer's Agents must always be with your prospective Bidder including any attended Open Houses. Licensed Agents must accompany Bidder/Buyer to any and all viewings of property and be present at Auction Sign In/registration and the start of Auction to qualify for co-op. Further, registration of a represented Bidder/Buyer must be completed 24hrs prior to Auction.

The above Property is being sold “As Is” with no warranties, contingences or remedies for financing or otherwise. Seller shall provide Home Warranty. Deposit shall be as follows

payable to Coldwell Banker King Thompson. Bidders must present copy of valid Driver’s License, signed Registration Form by Bidder and Broker, along with Pre Approval Letter or Proof of Funds document if required by this auction, by 12pm EST day prior to auction. Deposit shall be held in Coldwell Banker Trust account and credited towards purchase at closing. Buyer shall sign Purchase Agreement, Letter of Instruction and all other pertinent documents immediately following Auction. I/We, understand that this deposit is non-refundable if I/We are the winning bid and fail to close within 10 Business days if SOLD under $45,000.00 or CASH, or 30 business days if SOLD over $45,001.00 or with financing, unless Seller cannot deliver clear title.
