  • You will be notified by email if you are outbid. You may bid again or set a new Max Bid
  • The winning bidder will execute the purchase contract immediately following the auction by electronic signature OR in person signing.

PLEASE NOTE: Do not bid if you are unable to comply with the Purchase Contract. REVIEW ALL DOCUMENTS IN THEIR ENTIRETY. The contract must be Executed immediately following the conclusion of the auction by electronic signature or by in person signature. A deposit of $5,000 will be considered the deposit money and is NON-REFUNDABLE unless a clear and marketable cannot be delivered to the buyer. The deposit will be held in the Broker’s Trust account and applied at closing towards the purchase price.

 

No one may enter or work on the property until after funding and closing. If an appraiser needs entry after the auction, the Auctioneer at their discretion may grant access. All terms of Auction shall apply. Buyers shall be responsible for transfer taxes, recording fees, title search and deed preparation. The buyer is responsible for all the other costs associated with closing. WARRANTY AND CONDITION OF PROPERTY: All property is offered “as is and where is”, with no warranty of any kind except for a non-marketable title. ARBITRATION: All claims relating to this contract shall be settled by arbitration in accordance with the Arbitration Rules of the American Arbitration Association. Venue will be Franklin County, Oh. Bidders are permitted to inspect the property under the conditions that the inspection is completed by Oct. 25th prior to the auction closing. No inspections or entry after the auction closing. Inspection results cannot be conveyed to the auctioneer, the seller, or the Executor/administrator due to not being licensed in those professions and cannot validate any findings if any. The buyer may, in performing their due diligence, have the title searched again if they choose by another Agency, at the bidder’s expense. Associates Title Inc. will remain assigned as Title Co. If any liens are discovered prior to closing, they will be paid from the Seller's proceeds.
