By registering for this auction through the Schillig Estates and Auctions LLC website/bidding platform, you agree to the following TERMS & CONDITIONS FOR THIS REAL ESTATE AUCTION:

ALL PARTICIPANTS NEED TO REGISTER ONLINE at SchilligEstatesAndAuctions.com, regardless of being a Live or Online Bidder. The Property is offered with Online bidding (OPEN NOW) and will end at 2pm on Saturday, July 12th. The Live, Onsite bidding will start at 2pm. This includes any PRE-REGISTERED Phone Bidders (review the requirements for phone bidding below).
The Property is being sold “as is, where is”, without any encumbrances. Three parcels = 7.5 +/- acres will be sold as one. The Purchase must be CASH or can be Conventional Lending. Inspections are permitted and be completed by July 8th. BUYER’S PREMIUM OF 10% (ten percent) of the high bid will be applied to that high bid to form the TOTAL PURCHASE PRICE. BUYER’s PAY THE ASSOCIATED CLOSING COSTS. WE WILL DELIVER A CLEAR AND MARKETABLE TITLE, (Fiduciary Deed). A Title Search has been completed by Associates Title Inc. with approval for Title Insurance. Furthermore, the Seller has ordered a complete survey for all three parcels. The new owner will receive it at closing. - The opening bid will be $300,000. The Bidding will start with $10,00.00 increments. The Auctioneer has the right to change increments if needed. CLOSING TO BE ON OR BEFORE August 12, 2025. - You may place bids one by one or place a MAX BID. The other bidders cannot see the Max Bid. The system will “bid” for you with the same preset increments as other bidders.
- You will be notified by email if you are outbid. You may bid again or set a new Max Bid
- Auction STARTS NOW and will begin to END on Saturday, July 12, 2025, at 2pm. THE ONLINE BIDDING WILL CLOSE AT 2PM AND CONVERT TO PHONE AND LIVE BIDDING. Pre- registered bidders may bid by phone under the following conditions: Submit to Cynthia Schillig a notarized Bank letter/proof of funds by 5pm EST Thursday July 10.
The winning bidder will execute the purchase contract immediately following the auction by electronic signature OR in person signing.
- The deposit shall be 10% of the High Bid. This is non-refundable (unless a marketable title cannot be issued). The deposit will be applied at the closing. TIME IS OF THE ESSENCE. Wire instructions will be emailed following the conclusion of the auction if the bidder is online.
PLEASE NOTE: Do not bid if you are unable to comply with the Purchase Contract. REVIEW ALL DOCUMENTS IN THEIR ENTIRETY. The contract must be Executed immediately following the conclusion of the auction by electronic signature or by in person signature. A deposit of 10% of High Bid will be considered the deposit money and is NON-REFUNDABLE unless a clear and marketable cannot be delivered to the buyer. This Auction will deliver a General Warranty Deed. The money deposit will be held in the Broker’s Trust account and applied at closing towards the purchase price.
No one may enter or work on the property until after funding and closing. If an appraiser needs entry after the auction, the Auctioneer at their discretion may grant access. All terms of Auction shall apply. Buyers shall be responsible for transfer taxes, recording fees, title search and deed preparation. The buyer is responsible for all the other costs associated with closing. WARRANTY AND CONDITION OF PROPERTY: All property is offered “as is and where is”, with no warranty of any kind except for a non-marketable title. ARBITRATION: All claims relating to this contract shall be settled by arbitration in accordance with the Arbitration Rules of the American Arbitration Association. Venue will be Franklin County, Oh. LIABILITY: Auctioneer’s and seller’s liability shall be limited to the refund of bidder’s payment. By registration of this auction, you acknowledge and agree that no other claim can be made. DUE DILIGENCE: Bidders shall rely on their own inspection and not upon description from the auctioneer, staff, or agents.
Bidders are permitted to inspect the property under the conditions that the inspection is completed at least 4 (FOUR) days prior to the auction closing. No inspections or entry after the auction closing. Inspection results cannot be conveyed to the auctioneer, the seller, or the Executor/administrator due to not being licensed in those professions and cannot validate any findings if any. The buyer may, in performing their due diligence, have the title searched again if they choose by another Agency, at the bidder’s expense. Associates Title Inc. will remain assigned as Title Co. If any liens are discovered prior to closing, they will be paid from the Seller's proceeds.
